The properties stand in an elevated position close to the tiny borgo of Ristonchi facing west with wonderful far reaching views across the Arno and Sieve valleys below and above towards the Appennini and a twinkling Florence at night in the medium distance, just 25 kms to the east of Florence.
The two cottages are approached from the local road via a drive terminating in a large private car parking area.
The village of Pelago (3kms) has a number of shops, bars, post office, banks, and pharmacy. Pontassieve (about 10 kms) is the nearest large town, which provide frequent rail and bus access into Florence (about 15 kms). Rome and other large Italian cities. International communications are excellent from Florence airport (30 kms), Pisa and Bologna airports (100 kms) providing regular flights to most European capital cities. Recreational facilities include golf at Ugolino and the surrounding area provides access to the many historic towns.
The two cottages are former Tuscan farm buildings and have been converted using traditional materials. Both cottages are surrounded by oak trees and enjoy views into an old orchard. They have independent gas central heating systems.
Cottage 1 (70 sqm)
This converted old stone built farm building has a double bedroom and bathroom upstairs and downstairs a large living room with kitchen corner with doors out onto a large stone paved terrace. A private stone built staircase from the car park reaches the private terrace and the cottage.
Cottage 2 (90 sqm)
This cottage is slightly larger than the other with a good-sized family bedroom upstairs with bathroom. Downstairs is a large living room with kitchen corner and the front door leads to a private stone paved terrace shaded by oak trees. Like the other cottage, this is also finished in traditional Tuscan style, with terracotta floors and traditional castagno wooden beams. It is possible to divide the large bedroom into two double bedrooms.
Garden and grounds
The land is light woodland on two former terraces mainly located between the road and the cottages.

In Panoramalage 25km von Florenz: 2 sanierte Steinhäuser mit je 70 bzw. 90 qm Wfl., ideal für Ferien, auch zum Vermieten geeignet.
Herrliche Aussicht ueber das gesamte Arnotal, bei Nacht sieht man die Lichter von Florenz. Das naechste Dorf Pelage befindet sich in ca 3km Distanz, die naechste groessere Stadt Pontassieve ca. 10km mit Bahnanschluss Florenz-Rom.
Die zwei Rustici wurden 2007 vom Eigentuemer umfassend saniert und bieten besten Komfort mit toskanischen Ambiente. Beide Gebaeude haben eine Gaszentralheizung.
Rustico 1 (70qm):
Grosses Schlafzimmer mit Bad im ersten OG, grosses Wohnzimmer mit Kuechenzeile und grosser Terrasse vor dem Gebaeude , eigener Parkplatz.
Rustico 2 (90qm)
Dieses Gebaeude ist etwas groesser als das Rustico 1 mit grossem Schlafzimmer + Bad im ersten OG, grosses Wohnzimmer mit Kuechenecke im EG und Terrasse vor und neben dem Haus, beschattet durch grosse Eichenbaeume.
Beide Haeuser sind ausgestattet mit TErracotta Boeden und klassichen Holzbalkendecken. Es waere moeglich, das groesse Schlafzimmer in zwei kleinere aufzuteilen.
Die Häuser findet man ruhig gelegen mitten im Grünen mit schöner Aussicht. Zufahrt und eigener Parkplatz vorhanden. |
