La casa è situata su un incantevole collina che si affaccia sul mare, in posizione isolata ma a breve distanza dalla strada statale che porta al paese più vicino, distante solo 3 km, ed a Grosseto.
Il posto è ideale perché caratterizzato da un clima mite anche d inverno, inoltre da qui si possono facilmente raggiungere le terme di Saturnia ed il mare.

Descrizione della casa:
La casa è stata ricostruita circa 10 anni fa sulla base di una vecchia casa colonica risalente a 100 anni fa e le mura sono in pietra.
L immobile è formato da un corpo principale su due livelli, il livello superiore è costituito da una camera con ingresso autonomo, il livello inferiore ha un suo ingresso e prosegue lateralmente con altre 3 camere e un bagno.
Vicino alla casa c è una piccola casetta di legno in cui è stato ricavato un secondo bagno.
Nei soffitti sono ancora visibili le vecchie travi di legno e le mezzane, le porte e le finestre sono in legno massello e la struttura esterna in pietra è stata intonacata con intonaco rosa.
Davanti alla casa c è una terrazza con portico di 18 mq e davanti alla stanza nel livello superiore c è una terrazza.
Dintorni:
Intorno alla casa c è un uliveto con 60 alberi, un pascolo e alberi di querce, misti alla tipica vegetazione mediterranea.
L accesso alla casa si apre con un cancello che dà su una stradina bordata di cipressi.
La casa può essere acquistata con o senza l uliveto e questo incide ovviamente sul prezzo.

This exquisite country house is immersed in the beautiful Tuscan landscape of Southern Maremma. The region is a famous wine zone, 450m above sea level. A popular beauty spot, with its mild climate, the Maremma is also ideal for holidays. From the property it takes only half an hour to get to the sea, to the Spa of Saturnia, and to Grosseto. It takes about 50 minutes to reach the national park of Monte Amiata which is a stunning natural environment and ideal for walking tours. There are beautiful views to the sea, the island of Giglio and Monte Argentario. You can enjoy the silence in the traffic free neighbourhood.
The nearest small town, about 10 minutes away, has a perfect infrastructure with all the necessary amenities and shopping facilities, including restaurants, bars, banks, etc.
Description of the building:
The property was previously a farm house constructed 100 years ago. It was renovated about 10 years ago and maintains its original natural stone work, but has been plastered. The core of the house, constructed on a slope, was initially of one room on the first floor, with a second room on the ground floor.
At a later date the second part of the house was built, and another three rooms were added on to the ground floor ( living room, with an inbuilt kitchen, 2 bedrooms and a bathroom). There are visible wooden beams on the underside of the roof and ceilings. The windows and the doors are of solid wood. There is a very large portico (covered terrace) on the ground floor area.
It is possible to enlarge the house.

Das alleinstehende Haus liegt in der maremmanischen Hügellandschaft in der sùdlichen Toscana.
Es ist eine sehr beliebte und schòne Gegend, um Urlaub zu machen. Man ist schnell am Meer, an den heissen Quellen von Saturnia, in Grosseto und man hat viele Mòglichkeiten, Wanderungen in Naturparks zu machen. Vom Haus aus hat man einen schònen Blick zum Meer. Man schaut auf Monte Agentario Porto Santo Stefano und die Insel Giglio. Zum Haus führt ein kurzer Schotterweg, der bei dem letzten Hof in einer Sackgasse endet, es gibt also keinen Autoverkehr und man kann die Stille in der Natur geniessen.
Das Haus liegt auf einer Hòhe von 450m ùber dem Meeresspiegel, das Klima ist also mild, auch in den kùhleren Jahreszeiten. Die Gegend ist fùr ihren Weinanbau bekannt.
Das nàchste Dorf ist in 10 Minuten mit dem Auto zu erreichen, dort findet man alle nòtigen Geschàfte, Banken, Apotheke, Aerzte, Bars, Restaurants etc.
Beschreibung des Gebäudes:
Es handelt sich um ein ursprùngliches Bauernhaus, das vor ca. 100 Jahren gebaut wurde. Es hat noch das originale Natursteinmauerwerk. Vor ca. 10 Jahren wurde es renoviert.
Das Haus besteht aus einem Baukòrper, der aus 2 Stockwerken, bzw. 2 Zimmern ùbereinander besteht, und einem ebenerdigen angebauten Teil mit weiteren 3 Ràumen ( 2 Schlafzimmer, 1 Wohnraum und Bad). Das Zimmer im oberen Stockwerk ist separat zugànglich und hat auch einen separaten Zugang zum Bad, das ursprùnglich ein kleiner Stall war. Vor diesem Zimmer befindet sich eine gepflasterte Terrasse.
Die alten Holzbalken im Haus wurden bei der Renovierung erhalten.
Die Tùren und Fenster sind aus Massivholz. .
Das Haus ist verputzt und in einem Rosa-Farbton gestrichen.
Vor dem Haus befindet sich eine sehr grosse, ùberdachte Terrasse (Portico mit ca. 80qm).
In der Nàhe des Hauses wurde ein kleines Holzhàuschen gebaut, in sich dem ein weiters Bad befindet.
Es ist mòglich das Haus noch zu erweitern.
Aussenanlagen: Das Land um das Haus herum besteht aus einem Olivenhain mit 60 Bäumen, der sich von der großen Terrasse aus hangabwàrts erstreckt. Ausserdem ist das Haus von hügeligem Weideland mit einem Bestand von wunderbaren alten Eichen, mediteranen Bàumen und Pflanzen umsàumt. Die Zufahrt innerhalb des Tores ist mit einer wunderschònen Zypressenallee bepflanzt..
Das Haus kann mit oder ohne Olivenhain erworben werden, mit einem entsprechenden Preisunterschied.
